Additional rules By agreeing to book this property, you agree to abide by the following rules. Please contact the host if you have any questions or concerns. Exceptions may be granted with written permission prior to booking. Failure to abide by the house rules will result in additional fees and/or immediate eviction with no refund. 1. NO PARTIES. This is a quiet, friendly neighborhood. Please respect our neighbors. 2. No pets. To maintain an allergen-free environment, no pets are allowed in the house or on the property without written notice from the host. Signs of pets will result in a MINIMUM additional cleaning fee of $500. Service animals are exempt and welcomed. 3. Absolutely no smoking of any type inside the house or near any open windows or doors. Signs of smoking inside the house will result in a $750 smoke remediation fee. 6. Quiet hours are from 10pm-8am. Music and other loud noises are not to be used outside after 10pm 7. Please park in the driveway. No grass parking - you may be ticketed at your expense. 8. Bedding & Towels: please use your discretion to keep bedding and towels clean from make-up(Make-up towels are provided), tanning lotions, and other products. Stained bedding may result in additional fees of $250 per set and $25 per stained towel. 9. This home is routinely sprayed for mosquitos and pests. Please note lizards, cockroaches and other bugs are common to south Florida. Be mindful to close doors and windows to keep critters out. 10. Please notify the host immediately if anything is not in working condition or needs repair. Host will make every reasonable effort to make repairs as quickly as possible. Check-In - Directions will be given for smart lock/keyless entry. 11. Exceeding the maximum number of 8 guests will result in an additional fee of $150 per guest per day.

Parties, unauthorized gatherings, and disruptive noise are not permitted. **Pets:** No pets are allowed at this property. Please do not bring them, unauthorized pets will be charged $200. **No Smoking:** Smoking or vaping is not permitted inside the home. Smoking or vaping will result in a $350 charge. **Refundable Security Deposit** To help protect our home and maintain the high standards our guests expect, a refundable security deposit is required for all reservations. How the security deposit works: Deposit Amount: $500, separate from the reservation total displayed by Airbnb. When Collected: The deposit is automatically processed 2 days before check-in. How It's Held: The deposit is typically a temporary authorization hold on your credit or debit card, rather than an actual charge. When Released: Provided there is no damage or other applicable charges, the deposit is automatically released 2 days after check-out. Bank Processing Time: Depending on your financial institution, it may take an additional 5–10 business days for the funds to become available. Our Commitment: We want your stay to be comfortable, enjoyable, and worry-free. The security deposit is simply a precautionary measure and is fully refundable when the property is left in accordance with our house rules. By booking, guests acknowledge and agree to this refundable security deposit requirement. **Pool and Hot tub:** Please follow the posted hot tub safety and care instructions to help keep this amenity enjoyable for everyone.
